新華之星科研生產基地位于成都市城南三環路外側錦江工業園核心區,北臨三環路,西面錦江??偨ㄖ娣e約226,000m2,由兩棟約170m 塔樓、4層裙樓及地下室組成。項目定位為新華發行集團/文軒出版傳媒的企業總部和西部最大的文化產業基地。
項目用地位置優越,但建設條件卻頗有挑戰。首先,用地緊張,擬選址基地面積不足20,000m2,且為一東西向狹長地塊;其次,作為新華發行集團/文軒出版傳媒的企業里程碑項目,項目的定位高、規模大且功能復雜,建筑包含了企業總部、文化產業基地、辦公配套用房、配套商業等多種功能,總建筑面積逾220,000m2;第三,項目毗鄰紅星路南延線城市中軸,直面成都的母親河錦江,屬于城市功能和視覺的聚焦地。
面對一系列的挑戰,設計采用了創新性的設計手法:
設計采用具有突破性的建筑造型手法,近180m 的建筑通過逐漸收分,使得龐大的體型呈現出極為優雅的線條,形成寓意“書山”的建筑造型,建筑態勢挺拔升騰,象征著天府之國的“文化高地”。
同時,提取傳統文化中的“竹簡”“活字”兩個與書籍出版最為密切相關的文化符號進行抽象并與現代建材有機關聯,通過設計手法進行重新構成,以平板、折板幕墻的組合形式最終呈現,在立面上形成富有韻律的書簡開合,營造出獨具特色的建筑造型。
針對項目容積率偏高而地塊狹長的特點,選用獨特的心型平面形式,向毗鄰錦江的城市主干道打開空間,有效消減了兩棟塔樓對城市的空間壓迫感和相互干擾,同時減少了直接西曬,創造了更多直面錦江的和南北向采光的室內空間,營造出良好的使用感受。
同時,為了解決超高容積率下的布局問題,設計采用了“超高層雙塔+裙樓”的組合形式盡量整合建筑體,在主要城市道路交口確保對城市空間的有效退讓。同時雙塔間為后續開發用地留出足夠的視線通廊連通錦江,在確保功能的同時兼顧城市的空間感受。
三角形的平面和挺拔收分的形體,解決了嚴苛條件下的建設和企業形象的需求,但同樣帶來了不規則的室內空間。為了應對這一問題,設計創造性地采用了梯形核心筒以呼應三角形平面,同時針對建筑形體的收分,采用相同斜率的結構柱,確保了室內空間的完整性。同時,在超高的容積率下,為了給員工創造舒適場所,塔樓隔層設置了挑高空中綠化空間,通過公共空間的立體貫通,在建筑內部形成可呼吸的綠肺,既能使員工充分接觸自然,也能有效調節環境,同時兩棟塔樓間以屋頂花園聯系,形成綠色自然的辦公環境,緩解用地緊張帶來的景觀不足問題。
本項目表皮設計經過精心思考,為了確保幕墻精細度,通過外挑樓層板迎合體形的流線形收分,以呼應書架意境造型,既迎合了“書山”的立意,又降低幕墻的實施難度確保完成效果,同時有效控制造價,取得了一舉三得的效果。同時,設計巧妙地通過在折板幕墻側面設置開啟扇的方式,確保塔樓主要視線可及處表皮的視覺效果,既保證室內的自然通風又實現立面的整潔完整。
塔樓采用型鋼混凝土柱-型鋼梁-鋼筋混凝土核心筒的混合結構體系,自重更輕,對抗震更加有利的同時也大幅降低了基礎成本。混合結構充分發揮鋼材和混凝土兩種材料的優勢,外框架以鋼構件為主,抗震延性更高、內筒以鋼筋混凝土為主,抗側剛度更好。
三角形平面和斜柱是結構設計的難點。結構設計首先對三角形平面角部做鉆石狀切割鈍化處理,消解核心筒角部的應力集中,同時,設計采用鋼梁上翼緣鋪設鋼板,再澆筑鋼筋混凝土樓板的組合形式。通過鋼梁、鋼板和混凝土板共同承擔結構體形變化而產生的樓板平面內拉力,在有限的結構投入下,取得了最好的結構效果。
采用組合梁進行結構設計以控制結構梁高,同時利用鋼梁的受力特點,采用框架梁腹板開洞設備管線穿越形式,有效確保樓層凈高。作為一個標準高4m 的超高層建筑,主要辦公區域凈高均在2.9m以上?!?/p>

"Star of Xinhua" Research and Development Centre is located in the core area of Jinjiang Industrial Park outside the South Third Ring Road of Chengdu,bordered by the Third Ring Road to the north and Jinjiang River to the west.The R& D Centre consists of two 170-metre towers,a fourstorey podium and a basement level.The gross floor area is about 226,000 square metres.The project served as the headquarter of Xinhua Publishing and Distribution Group Co.,Ltd.Winshare Publishing & Media Co.,Ltd.It is also the largest cultural industry base in western China.
The project has excellent location,but the construction conditions were quite challenging.First of all,the area of site is very tight.The proposed site area is less than 20,000 square metres,and it is a long,narrow east-west plot.Secondly,as a milestone project of Xinhua Publishing and Distribution Group Co.,Ltd.Winshare Publishing & Media Co.,Ltd,the project is highly positioned,large in scale,and complex in function.The building includes corporate headquarters,cultural industry base,offices,commercial space and other functions,with a gross floor area of over 220,000 square metres.Thirdly,the project is adjacent to the central axis along the southern extension of Hongxing Road and faces Jinjiang River,the mother river of Chengdu,making it a focal point of the city.
Innovative approaches were applied in this project to address various challenges:
The project adopts an innovative architectural design approach.Nearly 180 metres high,the building gradually shrinks upward,to give the massive body an elegant line,which implies the"mountain of books" in Chinese traditional culture.Moreover,the building is tall and straight,which symbolises the "cultural highland" of the Land of Abundance.
Furthermore,two traditional Chinese cultural symbols,bamboo and movable type,are represented in the design in the form of opening bamboo slips on the fa?ade,associated with modern curtain wall technology,creating a distinctive architectural shape.
In response to the high plot ratio and the long and narrow site,a unique heart-shaped plan was chosen to open up the space to the main urban road adjacent to the Jinjiang River.As a result,it effectively reduces the spatial oppression and mutual interference between the two towers,while reducing direct western sunlight and creating more indoor space facing the Jinjiang River and northsouth light,improving the experience of use.
Furthermore,in order to solve the layout problem under the ultra-high plot ratio,the design adopts the combination of high-rise twin towers and podium to integrate the building mass as far as possible,so as to ensure the openness at the intersections of major urban roads.Meanwhile,sufficient visibility corridors connecting the Jinjiang River are assured between the two towers,allowing for future development,satisfying functional needs while optimising urban spatial experience.
The triangular plan and the tall and compact form address the needs of construction under harsh conditions and meet the needs of establishing corporate image,but also bring about irregular interior spaces.In response to this issue,the design creatively adopts a trapezoidal core to echo the triangular plan,while structural columns of the same slope are used to ensure the integrity of the interior space.
At the same time,in order to create a comfortable place for employees with a high plot ratio,high-ceiling green spaces are set up on every other floor of the tower.Through the threedimensional connection of the public space,a breathable green lung is formed inside the building.This enables employees to be in fullcontact with nature andalso effectively regulates the environment.Also,the two towers are connected by a roof garden to form a green and natural office environment,alleviating the problem of inadequate landscape caused by land constraints.
In order to ensure the fineness of the curtain walls,the cantilever structure was selected to meet the streamlined shape of the building and to echo the bookshelf concept,not only to correspond to the idea of "mountain of books" but also to reduce the difficulty of the implementation of the curtain walls to ensure the completion effect,while effectively controlling the cost.
At the same time,the design cleverly sets openable windows on the side of the folding plate curtain walls to ensure the visual effect of the architectural skin,ensuring both the natural ventilation of the interior space and the neatness and integrity of the fa?ade.
The tower adopts a hybrid structural system,which has lighter dead load and more conducive to seismic resistance,while also greatly reducing foundation costs.The hybrid structure takes full advantage of both steel and concrete materials.The outer frame is dominated by steel elements for higher seismic ductility and the inner core tube is dominated by reinforced concrete with better lateral stiffness.
The triangular plan and inclined columns are the difficulties in the structural design.In the structural design,the diamond-shaped cutting of the angles of the triangular plan was used to reduce the stress concentration in the corners of the core tube.At the same time,the design uses a combination of steel beams with steel plates laidon the upper flanges before reinforced concrete floor slab poured.Withthe steel beam,steel plate and concrete slabs jointly bearing the tensile forces caused by the change in structural form,the best structural effect is achieved with limited structural input.
The composite beam design was used to control the height of the structural beams.Also,the mechanical characteristics of steel beam was considered by opening holes on the frame beams to allow equipment pipework to pass through and thus effectively ensures the clear height of the space.As a super high-rise building with a standard floor height of 4 metres,the design achieves a clear ceiling height of above 2.9 metres in the main office area.□
