百子灣公租房位于北京市東四環(huán)外廣渠路,緊鄰地鐵7 號線化工站,遙望CBD。項(xiàng)目占地93,900m2,總建筑面積473,346m2,共有12 棟住宅樓,總住戶達(dá)4000 戶。
打開社區(qū)圍墻,引入城市道路。12 棟住宅樓分成6 個(gè)組團(tuán),一個(gè)大地塊被拆分成6 個(gè)小街區(qū)。首層臨街空間作為生活服務(wù)配套,將引入一系列豐富的社區(qū)生活功能,讓社區(qū)生活融入城市。
MAD 將二層留給社區(qū)居民內(nèi)部使用,形成一系列立體的屋頂綠化,一條環(huán)形跑步道將6 個(gè)街區(qū)重新環(huán)抱成一個(gè)整體,變成一個(gè)巨大的公園,串聯(lián)著健身房、羽毛球場等多種面向住戶的社區(qū)功能。
除了二層“飄浮”公園外,MAD 在首層、建筑各個(gè)錯(cuò)層、半開放灰空間以及屋頂都留有不同尺度的景觀,保證綠化率達(dá)到47%。
在容積率較高且戶型較小的前提下,設(shè)計(jì)采用三岔式的樓型,將走廊設(shè)置在北邊,保證每家每戶都有陽光照射,同時(shí)走廊也提供了保暖功能。
建筑平面呈Y 字形,且頂層退臺(tái)式的設(shè)計(jì)讓建筑群形成高低錯(cuò)落的“山”形;樓與樓的連接組成一團(tuán)團(tuán)半圍合式空間。
主要有40m2、50m2、60m2三種面積的6種裝配式戶型和3 種超低能耗戶型。室內(nèi)采用輕質(zhì)涂裝板作為分隔墻體,便于檢修,也為之后裝修改造提供便利。
本項(xiàng)目達(dá)到80%以上的產(chǎn)業(yè)化生產(chǎn)——建筑結(jié)構(gòu)單元、室內(nèi)采用裝配式裝修體系,皆為工廠預(yù)制,高效環(huán)保。社區(qū)內(nèi)有兩棟示范性超低能耗建筑,采暖制冷能耗低,建筑節(jié)能率達(dá)到90%以上。□
Located in Beijing,near the CBD,Baiziwan Social Housing covers an area of 93,900 m2,with a total construction area of 473,300 m2.The scheme is formed of 12 residential buildings collectively providing 4000 households.
To fragment the large site into a more human scale,MAD divided the site into six urban blocks,anchored by a thoroughfare avenue cutting through the centre of the site.A total of 12 residential buildings are spread across the six blocks,housing 4000 residential units.At street level,the scheme's central avenue is home to a range of commercial and convenience outlets,creating a familiar,established sense of urban activity across the new neighbourhood.
While the ground level opens the site to a wider urban audience,the level above offers a communal outdoor landscape for residents by developing a series of three-dimensional roof gardens.A pedestrian circuit weaves around all six blocks,forming a large above-ground park with a variety of communal functions including a gym,badminton court,children's playground,ecological sanctuary,and communal support services.
In addition to the main residents' park on the second floor,MAD's scheme incorporates staggered half-floors and semi-opened grey spaces of various scales across the park.The scheme achieves a green coverage of 47%.
MAD sought to ensure that every tenantableroom across the project would receive sufficient daylight.The resulting scheme therefore adopts a Y-branch building form,with communal corridors located along the north face of each building to enhance sunlight exposure in the residential units.Placing corridors along the cooler north fa?ade also allows for a functional thermal buffer to lessen heat loss within the apartments.

These Y-shaped footprints combine with gradual stepping forms and staggered heights fabricates an overall "mountain" topography across the site.The interface between buildings form semienclosed spaces,promoting a sense of intimacy and cohesion across the site on a human scale.
The project's 4000 residential units are comprised of six general typologies and three ultralow energy consumption typologies,with areas of 40 m2,50 m2,and 60 m2.Light coated board is used as the partitions between the rooms,enabling ease of maintenance and flexibility for decoration by residents.
Over 80% of the building components for the scheme have been prefabricated off-site.This prefabricated method not only reduces the scheme's cost and environmental footprint,but also allows for a higher quality of housing production in a controlled,systematized environment.
The scheme contains two ultra-low energy consumption buildings,also known as "passive housing",with low heating and cooling loads,allowing the buildings to reduce energy consumption by 90%.□
