莫納哈大廈位于一塊屬于馬來西亞聯邦領土伊斯蘭委員會(MAIWP)管轄之下的土地上。傳統上,委員會的土地不產生收入,也不常用,但考慮到公眾利益,委員會必須持有它們。通過將土地進行商業樓宇的開發,地價得以提升,并且使委員會有了一個固定的金融資產,其收益可以用于公眾福利事業。
位于吉隆坡市中心霹靂路邊,這棟 34層的辦公室,正代表了宗教公產土地開發的突破。建筑坐落在條件優越的地理位置上,可以看到KLCC公園,建筑造型、朝向極大地利用了這些優勢,并且間接增加了建筑朝向公園方向的商業價值。
整體概念設計基于統一與優勢相結合的原則。轉化到建筑上,則通過采用獨特的對角線框架,配合復雜的水平玻璃幕與遮光板來實現。兩種元素匯集在一起,形成一個單一的實體來反映“統一”,寬闊的玻璃窗能夠令自然光進入室內,通過遮光構件的使用可以在熱帶氣候與光照之間取得平衡。
最終,莫納哈大廈不僅能夠將宗教公產的土地價值提升,而且通過其建筑設計,為整條街提供了融合伊斯蘭價值觀和元素并具有現當代形式的樓宇。□(葉揚 譯)
Menara Waqf is a project commissioned on land under the jurisdiction of Federal Territory Islamic Council (MAIWP). Traditionally the council's lands do not generate income and often time underutilized but the Council must maintain them as the caretaker of the public trust. By having developed a land to sit a commercial building, the value of the land increased and it generates a fixed financial resource that the Council can utilize on the welfare of the public.
Located in the Kuala Lumpur City Center along Jalan Perak, the 34-storey office building reflects the breakthrough in development of waqf lands. Sited in a privileged location with possible views towards the KLCC Park, the building is purposely shaped and orientated to manipulate this advantage. The gesture has indirectly increased the commercial value of the spaces facing the park.
The overall concept design is based on principle of unity and strength under a single principle. This is translated into the building by applying distinctive diagonal framing in relation to the intricate horizontal screens and sunshades. Both elements come together as a single entity to reflect unity, a fundamental Islamic value. Although the extensive glazing is used to allow natural lights, a balance is created with reactions to the tropical climate by means of the screening elements.
At the end, Menara Waqf not only manages to unlock the value of waqf lands but also provide an avenue to attempt modern contemporary building with Islamic values and elements throughout its architecture.□
