住宅的設(shè)計(jì)理念是通過(guò)陽(yáng)臺(tái)擴(kuò)展公寓的面積,在1350 歐元 / m2的建設(shè)成本下增加了至少50%的居住面積。
該項(xiàng)目實(shí)現(xiàn)了所有的建設(shè)和建筑設(shè)計(jì)的目標(biāo),經(jīng)濟(jì)實(shí)用。
建筑立面要表達(dá)生活的場(chǎng)景,為了達(dá)到最佳的采光效果,陽(yáng)臺(tái)構(gòu)成交替的正弦曲線,懸臂出挑最遠(yuǎn)的地方長(zhǎng)達(dá)3.2m。因此,起居室前面的陽(yáng)臺(tái)出挑最大,在臥室和次要房間前縮進(jìn)。住宅平面按樓層交替布置,以避免客廳上下對(duì)位。因而盡管陽(yáng)臺(tái)面積很大,卻沒(méi)給公寓造成遮擋。
該項(xiàng)目獨(dú)特的地理位置提供了一個(gè)機(jī)會(huì)來(lái)重新思考如何在景觀和居住模式之間建立聯(lián)系。該項(xiàng)目將住宅視為疊加的別墅,通過(guò)擴(kuò)展室外面積,對(duì)環(huán)境開放。在選擇開發(fā)方式的時(shí)候,框架和景觀的交替是一個(gè)結(jié)構(gòu)關(guān)注點(diǎn),我們讓建筑融入公園、綠色的背景當(dāng)中。
設(shè)計(jì)為全部的住宅提供最大的室外面積,同時(shí)主要房間的位置有利于獲得最好的采光、最佳的視野和最大的隱私。每套公寓都向外延伸,60m2的三室公寓,陽(yáng)臺(tái)面積平均為30m2。如此寬敞的戶外空間、真正的客廳讓住戶享有更多的私密空間,以尋求都市世界和環(huán)境之間的協(xié)調(diào),這才是最大的奢侈,同時(shí)也成就了建筑的立面?!酰?xiàng)琳斐 譯)

The idea was to extend the surface of the apartments by balconies representing minima 50%of the living area with a drastic construction cost:1350 € / m2.
The project implements objective values where all the constructive and architectural aspects are drafted for their practical value and their economic performance.
The fa?ade serve as an expression of a living place whose alternate sinusoids movements are realised in order to allow an optimal amount of sunlight despite cantilevers up to 3.20 metres of depth. Therefore, in front of each living room,the amplitude of the balcony is maximum and refines in front of the rooms or secondary rooms.Dwellings are alternated floor by floor in order to never superimpose living rooms. Then, despite very generous dimensions of balconies, there is no mask effect between apartments.
The unique qualities of the location provide an opportunity to re-think the creation of a link between a landscape and settlement patterns. The project considers housing as superimposed villas,wide open on their environment, prolonged by extensive fa?ades. The exchange will between the frame and the landscape is a structuring concern of the project when choosing development has led us to immerse the building in a park, a green setting.
To give to 100% of housing a large external surface with a main room systematically positioned to benefit from the best sunlight, the best view and the biggest privacy. Each apartment is extended to the outside by an average of 30 m2balconies for a 3-room apartment of 60 m2These generous outdoor spaces, real living rooms allow existence of multiplied private areas, in a search for harmony between urban world and its environment. This is a first luxury and constitutes as such fa?ades.

青鋒:這樣的項(xiàng)目讓我們意識(shí)到,勒·柯布西耶的新建筑五點(diǎn)或許可以添加第六點(diǎn):自由陽(yáng)臺(tái)。擺脫了承重與隔熱等功能束縛的陽(yáng)臺(tái)欄板,完全可以變成另一層自由立面,就仿佛勒·柯布西耶晚年所鐘愛的遮陽(yáng)板立面一樣。越來(lái)越多的當(dāng)代建筑師開始利用這個(gè)第六原則,擴(kuò)大的陽(yáng)臺(tái)面積越來(lái)越接近于新精神館的通高花園。一個(gè)令人疑惑的問(wèn)題不是他們?yōu)槭裁催@樣做,而是為什么要等這么久才有更多的人這樣做??jī)r(jià)格可能是一個(gè)原因,但是在價(jià)格不敏感的地區(qū)呢?或許缺乏的仍然是對(duì)陽(yáng)臺(tái)的低估?;蛟S我們應(yīng)該改變的是“陽(yáng)臺(tái)”這個(gè)稱呼,“空中花園”可能是一個(gè)富有建筑學(xué)理想的名字。
張昕楠:以高迪設(shè)計(jì)的米拉公寓為例,以陽(yáng)臺(tái)形式的律動(dòng)組織來(lái)進(jìn)行立面表現(xiàn)是住宅形態(tài)設(shè)計(jì)的重要方式之一。ZAC du Coteau項(xiàng)目的陽(yáng)臺(tái)設(shè)計(jì)不僅之于外部有著形式表達(dá)的作用,也回應(yīng)了內(nèi)部臥室及起居室的空間尺度,局部出現(xiàn)的二層通高空間更獲得了最佳采光效果。此外,陽(yáng)臺(tái)樓板一體化設(shè)計(jì)有利于強(qiáng)化樓層的概念,欄板采用白色穿孔板不但沒(méi)有破壞整體簡(jiǎn)潔抽象的表達(dá),反而形成豐富的光影效果。

QING Feng: Such a project lets us realise that Le Corbusier's five points of architecture can perhaps add the sixth point: the free balcony. Freed from the constraints of features like load bearing and heat insulation, the balcony railing could be transformed into another free fa?ade, just like the brise-soleil favoured by Le Corbusier in his later years. More and more contemporary architects have begun to employ this sixth principle, the expanded balcony area has become more similar to the Pavilion de l'Esprit Nouveau's full-height garden. The perplexing question is not why they did so, but why it took so long for more people to do so? The cost may be a factor, yet how did it go in less cost-sensitive areas? Possibly, what is still lacking is the underestimation of balconies.Perhaps we should change the name of the "balcony" –"hanging garden" might be an ideal name in terms of architecture. ZHANG Xinnan: As in the case of Casa Milà designed by Antoni Gaudí, fa?ade expression using rhythmical organisation of balconies is one of the key measures in the formal design of residential architecture. The balcony design of Logements ZAC du Coteau not only has the effect of formal expression to the exterior, but also echoes the internal spatial scale of the bedrooms and living room. Double-level space that appear occasionally enjoys the benefit of optimal day lighting.Furthermore, the integrated design of balcony floors can reinforce the concept of levels. The balustrade using white perforated plate did not interrupt the overall concise abstract expression, on the contrary, resulted in very rich light and shadow effect. (Translated by WANG Xinxin)
