成壽寺社區是北京市及全國首個開工并運營的集體土地租賃住房項目。該項目面向青年客群。設計從“城市空間關系”和“居住行為需求”兩個維度去思考和切入,使這個居住項目更具設計性和研究性。
設計打破目前住宅區設計完全依據產品和日照自成孤島、與城市割裂的模式,從城市設計、建筑形態、街道環境、內部空間來塑造整體建筑群,使其融入城市,成為街區有機的整體,并激發帶動區域活力。
建筑以織補城市空間為原則,守齊各向城市界面,以積極姿態嵌入城市空間,形成內外空間圍合與退讓,并與街角東側80m 高塔樓形成互為對仗的空間關系。
設計打開底層角部空間,實現人流自然導入,激活內部庭院,使得建筑與城市空間共融。同時將居住功能抬升至三層及以上,在底層置入充分的商業配套,使該項目不僅僅是單一的居住社區,更成為該區域新的活力節點。
鑒于項目針對的特定客群——青年群體,深入研究其居住行為模式和空間需求,是營造有別于其他傳統住區的關鍵。
項目在主入口處集中設置500m2“城市客廳”,將共享書吧、健身房、小劇場等功能置入其中,并串聯到達各居住單元,成為青年社群交往互動的聚點。同時,城市客廳被抬升至三層高度,與北側高架形成空間對望,作為社區交往對城市輸出對話的窗口。
底層商業配套與住戶歸家動線巧妙組織在一起,盤活商業的同時也提供了居住的便利和交往,進一步擴大居住半徑。
標準套型被細分為不同主題的室內空間供選擇(如運動主題房、設計師主題房、主播房、寵物房等),實現模塊控制下的定制化服務,滿足年輕人對居室空間的個性化追求。□
Chengshou Si Community is the first built collective land rental housing project in Beijing,China.The project targets young people as its user group.The design is based on two dimensions of thinking– "urban space context" and "living behaviour demand",making this residential project more design-oriented and research-oriented.
The design breaks the current mode of designing residential areas based solely on the product and daylight analysis and completely isolated from the city.To achieve a more harmonic and boundless relationship with the urban fabric,we carefully crafted the shape of the overall building group by considering the urban skyline,architectural form,street environment,and internal space,so that it integrates into the city,becomes an organic whole of the block,and stimulates the vitality of the region.
Adopting the principle of space weaving,the building guards the urban interface in all directions and embeds it in the urban space with a positive gesture.The internal and external spaces are reinforced by enclosing and shifting strategies,to project a balanced spatial relationship with the 80 m tall tower on the east side of the street corner.
The design opens the corner space on the ground floor,to achieve the natural introduction of pedestrian flow,activate the inner courtyard,and merge the building and urban space into a whole.At the same time,the residential spaces will be lifted to the third floor and above,and the commercial programme and facilities programme will be arranged on the ground floor,so that the project is not only interpreted as a single residential community but also a new dynamic centre of this area.

Given the project has a specific target group,the young people,it requires in-depth study of their behavioural patterns and spatial needs to differentiate the design from other traditional housing.
The project sets up a 500 m2"urban living room" at the main entrance,which contains functions such as a shared book bar,gymnasium,and small theatre.All residential units have easy access to the shared space so it becomes a gathering core for the youth community.At the same time,the urban living room was raised to a three-storey height,reflecting a spatial connection to the north side elevated highway,as an open window for a dialogue with the city.
The ground floor commercial facilities are organized to allow for residential circulation,which maximizes shop visits and also further extends the living radius.
The standard interior space layout is subdivided into different themes for selection(such as sports theme,designer theme,live streamer room,pet room,etc.),to achieve customized services under the standardization of modules to meet the personalized pursuit of living space for the young people.□
