


摘要:依據我國當前的政策,各省市全面開展了城鎮危房的改造工作。目前根據前人的工作經驗以及后續專家的總結,將村鎮房屋的危險性鑒定方法分為兩種,即定性鑒定的方法與定量鑒定的方法,并在《村鎮危險房屋鑒定技術導則》中進行了規定。但是在實際鑒定過程中,如果鑒定方法不得當,會出現定性與定量鑒定結果不一致的問題。因此,結合房屋構件的連接情況準確判斷房屋構件的構建集,對兩種鑒定方法結果的統一有著重要的指導意義。
Abstract:according to the current policy of our country, various provinces and cities have carried out the reform work of the Rural Crisis house. It is well known that the risk of housing needs to be identified before the transformation. According to the technical guidelines for the identification of dangerous housing in rural areas, the housing risk identification is divided into two qualitative and quantitative identification methods, but in the actual identification process, if the identification method is not appropriate, there will be qualitative and quantitative evaluation results inconsistent. 引言:
目前,我國村鎮開展了大面積的危房改造工作,鑒定結果為C級以及D級的房屋按照規定都可以進行改造或者拆除重建,因此,給第三方檢測單位的等級評定工作者提出了更高的要求。因為,如果房屋的等級評定不符合實際情況,可能會使本來危險性較大的房屋得不到加固,從而增大坍塌與傷亡事故的風險。根據《村鎮危險房屋鑒定技術導則》中針對村鎮危房鑒定方法的相關規定,將鑒定房屋危險性的方法分為兩種,即根據不同部分外觀質量的定性鑒定與將各構件情況分類進行加權計算的定量鑒定。所謂定性鑒定就是根據房屋的外觀質量情況,分為地基基礎、墻體、梁柱、樓屋蓋等幾個部分分別進行評定,主要的鑒定依據就是各部分構件是否存在裂縫或者裂縫寬度的數值。《村鎮危險房屋鑒定技術導則》中1.0.4跳規定對于定性鑒定結果為D級的房屋進行定量鑒定,定性鑒定結果為C級的房屋根據實際情況選擇是否要進行定量鑒定。……
