在文化消費(fèi)綜合體中,書業(yè)雖不是收益的首要來源,但若以書為紐帶,依靠書店積累的品牌效應(yīng),則可以吸引符合居民文化消費(fèi)習(xí)慣和需求的業(yè)態(tài)入駐,帶動(dòng)消費(fèi)。本案包括誠品書店在內(nèi),以內(nèi)容消費(fèi)為主的商業(yè)街及T3 公寓塔樓由CCDI 建筑師負(fù)責(zé)整體設(shè)計(jì)的把控,并協(xié)調(diào)各專業(yè)與專業(yè)顧問方的配合。
萬象天地的整體規(guī)劃共包含5 棟超高層塔樓1 棟高層塔樓,由一條平行于深南大道的內(nèi)部步行街,將整體地塊劃分為南北兩個(gè)區(qū)域。位于北區(qū)的商業(yè)街東西兩側(cè)分別配以低于五層體量的主力商業(yè)、誠品書店及文化劇場,著重演繹小尺度下的都市場景。建筑的“縫隙”朝向城市的滲透面,開放的街道使人們可以隨意穿行、駐足停留。
與“慢游”理念相呼應(yīng)的是,建筑立面的細(xì)節(jié)打造。石材的多樣拼縫,玻璃的多樣類型,各色金屬的集合,穿插其間的綠植墻面;細(xì)膩且富含變化的混搭立面突出了都市生活的豐富,給人以輕松愉悅之感。
T3 公寓為華潤大涌萬象天地塔樓中唯一的居住屬性塔樓,分為東西兩塔。公寓立面承襲公建區(qū)總體規(guī)劃的設(shè)計(jì)語言,以連續(xù)起伏的緞帶勾勒出建筑側(cè)面的線條,而景觀條件較好的南北面采用大面通透幕墻以橫向線條打造。與其他塔樓不同的是立面上增加陽臺(tái),在與其他塔樓和諧共處的同時(shí),根據(jù)自身的結(jié)構(gòu)和公寓屬性設(shè)計(jì)出更契合公寓的立面。平面布局合理,動(dòng)靜分區(qū)。T3 西塔高約150M,從7 層到40 層為公寓,分為五戶,三套為約70m2單房,一套約120m2兩房,一套約150m2三房,幾乎達(dá)到每套房均有獨(dú)立衛(wèi)浴。T3 東塔為商務(wù)公館,高約125M,低區(qū)(7 層到16 層)每層三戶,分別為200m2、250m2、300m2左右,高區(qū)(18 層到32 層)每層僅有兩戶,360m2~380m2,每套房間均有獨(dú)立衛(wèi)浴。位于公寓六層的架空層作為僅服務(wù)公寓住戶的會(huì)所、健身房和室外露臺(tái)提升了塔樓的附加價(jià)值,頂層住戶更是擁有超大露臺(tái)。
While a prestigious bookstore is definitely not the primary source of income for a cultural complex, it can serve as a magnet, using its books as well as its brand reputation to attract other forms of business that are in line with local residents’ cultural spending habits and needs and drive consumption. This case is an analysis of China Resources City Mix C World featuring Eslite Bookstore, a commercial street focusing on content consumption and the T3 apartments, which was designed by CCDI in conjunction with experts and consultants of different disciplines.
The overall plan for China Resources City Mix C World consists of 5 super-high-rise towers and 1 high-rise. An internal pedestrian street parallel to Shennan Avenue divides the whole plot into two parts, namely the south section and the north section. The east and west ends of the commercial street located in the north section are equipped with a shopping mall of less than five floors, Eslite bookstore and a cultural theater to present interesting scenes of the urban life on a small scale. The “gaps” of the buildings connects other parts of the city,and the open streets allow people to stroll and stop as they like.
Echoing with the leisure strolling concept is the design of the details of the fa?ade, which feature a patchwork of different forms of stone, glass, and metals interspersed with walls of green plants. With delicate and varied details mixed together, the fa?ade highlights the rich variations of the urban life, and help to delight and relax people.
T3 is the only construction with the residential purpose in China Resources City Mix C World, which is divided into the east tower and the west tower. Its facades are consistent with the design language of the master plan for developing public areas, characterized by the use of a continuous undulating surface to outline the buildings.For the south and north sides blessed with better scenic views, expansive transparent curtain walls are used to create appealing horizontal lines. Different from other towers, the two towers feature balconies on the facades,which is based on their own structure and purpose while ensuring a harmonious co-existence with all the other towers. The spaces are carefully laid out, with a clear division of quiet places and those for activities. The west tower of T3 is about 150 meters high, with the 7th floor to the 40th being apartments. On each floor, there are five apartments, three of one bedroom with an area of about 70 m2, two of two bedrooms with an area of about 120 m2, and one of three bedrooms with an area of 150 m2, nearly each equipped with at least an independent bathroom. The east tower of T3 is a business mansion with a height of about 125 meters. The lower floors (from the 7th to the 16th) each has three apartments, which are about 200m2, 250m2, and 300m2 respectively. The higher floors (from the 18th to the 32nd) each has only two apartments, which range from 360m2 to 380m2 and are equipped with their own bathrooms. The elevated layer on the 6th floor of the building accommodates a clubhouse, a gym and an outdoor terrace, which are exclusively intended to serve the tenants, and enhance the added value of the tower. The tenants on the top floor are even entitled to a super-large terrace.
