青島是中國(guó)較早啟動(dòng)工業(yè)化的城市之一,作為海爾集團(tuán)發(fā)軔之地的海爾工業(yè)園是青島九十年代初建立的第一個(gè)工業(yè)園區(qū)。伴隨著集團(tuán)的戰(zhàn)略轉(zhuǎn)型,工業(yè)用地的更新面臨著前所未有的緊迫。受海爾之托,CCDI 接任修建規(guī)劃及產(chǎn)園核心區(qū)建筑設(shè)計(jì)工作;試圖從建成遺產(chǎn)、再生、活化三個(gè)層面,挑戰(zhàn)工業(yè)4.0 時(shí)代傳統(tǒng)產(chǎn)業(yè)園區(qū)的時(shí)空轉(zhuǎn)型。
海爾東業(yè)園屬于不規(guī)則的楔形用地,南北最長(zhǎng)900米,東西最長(zhǎng)700米。園區(qū)內(nèi)多以3-5 層的封閉型生產(chǎn)廠房、制造車(chē)間為主,建筑密度較大。
為了尊重海爾文化,改造后的園區(qū)將會(huì)突出以海爾中心大樓、創(chuàng)新中心、電商大廈等六大板塊的東園區(qū);并保留中軸線上的文化廣場(chǎng)、中心綠地。與此同時(shí),中軸道兩側(cè)的梧桐樹(shù)同時(shí)被認(rèn)定為工業(yè)園生活記憶的重要設(shè)施構(gòu)件,得以原地保留。
海爾中心大樓特色鮮明、工業(yè)文化價(jià)值突出,且其建筑主體保存狀況良好,在簡(jiǎn)單的立面修復(fù)后(天花改用銀灰色的金屬吊頂、騎廊地板采用暖灰色石材等),大樓將只承擔(dān)部分辦公功能,主要功能將置換成以廠史館及白色家電博物館。
創(chuàng)新中心由五棟塔樓組成,通過(guò)裙房連接成為一個(gè)整體,圍繞著海爾中心大廈。裙房架空兩層,留出了尺度宜人的公共步行空間。堆疊錯(cuò)動(dòng)的形式設(shè)計(jì),弱化了建筑體量對(duì)周?chē)h(huán)境的壓迫感。值得一提的是,屋頂花園因建筑的自然錯(cuò)動(dòng)形成了多層地表的立體花園,交錯(cuò)樓層的屋頂和樓板成為了另一層的室外平臺(tái)和頂棚遮陽(yáng)。層次豐富的屋頂花園系統(tǒng),為園區(qū)帶來(lái)了立體化的活動(dòng)空間。
電商大廈的東西兩棟塔樓,分別是海爾旗下代表物流和電商平臺(tái)的兩家公司總部。兩者在空中通過(guò)活力樓層連接,創(chuàng)造出一個(gè)交流共享的交互空間,給海爾集團(tuán)不同板塊的員工們創(chuàng)造跨部門(mén)碰撞交流的機(jī)會(huì)。
海爾云谷的城市更新設(shè)計(jì),顛覆了原有體系中的封閉系統(tǒng),多次嘗試在空間上建立場(chǎng)地與城市街道、公共交通、景觀基礎(chǔ)設(shè)施之間的鏈接。通過(guò)地表增厚與多層地表的手法,營(yíng)造具有豐富交往空間的立體綠化城市建筑群。歷史保留與空間重構(gòu)并行,希望云谷建筑群能引領(lǐng)4.0 產(chǎn)業(yè)園區(qū)風(fēng)潮,給城市新添生機(jī)。
Qingdao is one of China’s earliest industrialized cities. Haier Information Park, the birthplace of Haier Group, is the first industrial park built by Qingdao in the early 1990s. Driven by the strategic transformation of the Group, there has been an unprecedented demand for a renewal of the industrial land. Commissioned by Haier, CCDI, undertaking construction planning and architectural design of the core areas of the industrial park, strives to challenge the traditional mode of industrial parks in the era of Industry 4.0 to achieve a significant transformation in three aspects, namely, heritage, regeneration and activation.
Haier Information Park is a tract of land in the shape of an irregular wedge, with maximum lengths of 900 meters from the north to the south and 700 meters from the east to the west. Most parts of the park feature closed production workshops and manufacturing workshops of 3 to 5 floors with a relatively big building density.
To show respect for the culture of Haier, the renovated park will highlight the six major sections, including the Haier Center Building, the Innovation Center, and the E-commerce Building, as the East Park while preserving the cultural square and the central green space on the central axis. In the meanwhile, the sycamore trees on both sides of the central axis, identified as important components of the park’s living amenities, will be kept in place.
The Haier Center Building, boasting distinctive features, outstanding industrial and cultural value, and a well-preserved main structure, will only partially serve the purpose of office work after some simple fa?ade restoration work, including the transformation of the ceiling into a silver-gray metallic one and the use of warm gray stone for the floor of the corridors, and its main functions will feature a factory history museum and a white home appliances museum.
The Innovation Center consists of five towers, connected by a skirt building to form an integral structure that surrounds the Haier Center Building. The skirt building is elevated by two floors, thus creating a pleasant public walking space. The formal design features the idea of stacking and staggering to weaken the pressure of the massive construction on its surroundings. It’s worth mentioning that the naturally staggered building parts help to form a multi-layered roof garden, while the roofs and floors of staggered storeys become the outdoor platform and ceiling shade of another storey. The multi-layered roof garden system presents the park with vibrant activity spaces.
The east and the west towers of the E-Commerce Building are two headquarters buildings of Haier,respectively representing logistics and e-commerce platforms. These two are joined in the air through dynamic floors, creating an interactive space for communication and sharing, and inviting opportunities for cross-functional exchange and communication among employees of different divisions of the Haier Group.
The urban renewal design of the Haier Cloud Park has disrupted the original closed system, highlighting untiring efforts to form links between the site and city streets,public transportation, landscape and infrastructure. By means of ground thickening and a multi-layered ground surface, a vigorous green urban building complex with an abundance of interactive spaces is thus created. Characterized by history preservation and spatial restructuring, the Cloud Park building complex is expected to set the trend for Industry 4.0 parks and inject new life to the city.
