高層建筑百余年的發展,很大程度上用簡單重復方式創造以“效率、利益、資本”為主導的超級建筑,不斷刷新城市的天際線。對于地面空間(或近地面)的城市生活,公共空間活力貢獻甚少,高層建筑成為掙脫土地束縛的城市“浮島”。基于以上的認識,本案在設計上對地標的塑造是克制的,主要還是將重心放在在激活建筑的低層空間,從而為城市注入更多的活力和多樣性。
項目位于深圳寶安濱海片區的中央綠軸西側,東側是一片被城市綠地包裹的低密度文化建筑;西側、北側、南側則是高層建筑群落。周邊被城市道路包裹,西側在底層呈現出宜人的南北線性街區尺度。項目由北塔和南塔兩棟樓組成,被市政道路分割為兩個地塊。通過南塔樓形體轉變和北塔樓減少進深,能有效規避因基地與西側高層建筑相距較近形成的對視和遮擋,和對首層空間形成壓迫感,創造開放,互動,雙贏的空間。北塔東面有良好的綠地景觀,西面平臺疊落,營造使人向往交流和休息的平臺空間,提高辦公的工作環境品質;南塔盡收綠地和海景景觀,西面每隔三層空中綠化庭院,視線開闊。
幕墻結合自然通風,采用內開啟扇,改善室內環境,保證健康,生態環保。玻璃立面分三段變化,底層界面豐富,凹凸有致;中間平面幕墻,視線開闊,頂部結合海景景觀,指向明確。上下過度流暢,呈現豎向扭轉的肌理特色。
基座是建筑要素的重要組成部分,它反映了處理地形及建筑如何落地的重要問題。在底層的空間處理方面,我們通過體量錯位,架空,出挑,退讓,連接的方式,打破CBD 規則高層建筑組群形成互相阻隔或封閉的城市空間,在場地西側底層空間形成南北貫穿,有“深灰”陰影的街道空間,結合功能配置,營造舒適活力場所。這些架空的區域,是高密度城市空間的“留白”,它沒有嚴格的功能定義,但又承擔多樣多元的可能性,它向城市開放,二層也為城市連廊系統接駁,給所有市民提供一處風雨的庇護所。
For more than 100 years of high-rise building development, mega-constructions, to a large extent, are simply replicated in different parts of the world in an efficiency-, benefit- and capital-oriented manner, constantly reshaping skylines in different cities. With little contribution to the vigor of the urban life and public spaces right on the ground or just a few meters above the ground, high-rise buildings are increasingly known as “floating islands” in cities,free from the confines of the land. Based on the above knowledge, the design of the landmark features a unique approach of refraining, with most of the focus on invigorating spaces at lower levels of the construction to provide greater vitality and diversity for the city.
The project is located on the west side of the central green axis of Binhai Area, Baoan District, Shenzhen. It adjoins a cluster of sparsely distributed cultural buildings enveloped by green spaces on the east side, and faces high-rise buildings on its west, north and south sides. Surrounded by roads, its west side features the pleasant landscape of a linear block from north to south at the ground floor. The project is composed of two buildings, namely, the north tower and the south tower, and is divided by a municipal road into two plots. Through changes to the form of the south tower and reduction of the depth of the north tower to effectively avoid eye-to-eye contact or obstruction of view caused by close proximity of the site to high-rise buildings on the west side and a sense of oppression for firstfloor spaces, open, interactive, and win-win spaces are thus created.
There is a good green landscape to the east of the north tower, and a stack of platforms to the west, thus creating spaces for people to communicate and relax and to improve the quality of the working environment. The south tower boasts enjoyable green spaces and sea views, and its west side features an aerial scenic courtyard every three floors to ensure a broad view.
The curtain walls, equipped with internal fans and in combination with natural ventilation, help to improve the indoor environment, take care of health and protect the ecological environment. The glass fa?ade is characterized by changes of three sections. While the bottom section presents an interesting alternation of concavities and convexities and the middle curtain wall provides an extensive view, the top, combined with the seascape view,has a clear sight. The transition from the bottom to the top is fluent, showing appealing texture characteristics of vertical torsion.
The base is an important part of the architectural elements, which reflects architects’ response to the important question of how to properly locate the construction based on the topographic features. As for spaces at the bottom,we adopted methods such as dislocation, elevation, protrusion, recession and connection to make a departure from the traditional CBD development rule of building high-rise buildings that are disconnected or enclosed from one another. At the bottom floor on the west side, there’s a south-to-north passage, lined with “dark grey” shaded street spaces with well-planned functions to create comfortable and vibrant places. These elevated areas are like“blanks” among densely distributed urban spaces. While they may not be designated with any specific function,they can serve a diverse range of functions. Open to the rest of the city, with the second floor connected to the urban corridor system, the construction provides all citizens with a shelter from bad weather conditions.
