在極端苛刻的成本和工期要求之下實現(xiàn)為產(chǎn)業(yè)客群的定制化設(shè)計,是前海深港創(chuàng)新中心為建筑行業(yè)帶來的前瞻啟示。建筑師采用箱體模塊化建造模式讓時間成本大為縮減,高達95%的箱體預(yù)制占比,不僅有效提高了設(shè)計的柔韌性,也保證了建筑質(zhì)量的穩(wěn)定性和連續(xù)性。優(yōu)越的地理位置,絕佳的景觀視野,高精準(zhǔn)度的箱體模塊設(shè)計,以及靈活的多樣化組團形式使得這座商務(wù)園區(qū)充分發(fā)揮低容積率、低層數(shù)的優(yōu)勢,成為了一個與自然無縫融合、親環(huán)境型“景園式”辦公場所。設(shè)計按照四家意向單位1:2:3:4 以及停車要求的面積配比,將地塊劃分為五個單元,形成尺度多樣的街道和廣場。每個單元內(nèi)部以“外高內(nèi)低,整體向心”的空間結(jié)構(gòu)形成開闊豐富的內(nèi)向型庭院層次,分別對應(yīng)對外公共服務(wù)和對內(nèi)公共配套使用,結(jié)合地鐵出口創(chuàng)造休閑景觀廣場。12.5米、15米兩種長度的箱體成為構(gòu)建整體功能布局的主角:三種標(biāo)準(zhǔn)單元進行有機組合,以適應(yīng)不同空間大小的辦公需求;四種固定的搭接方式創(chuàng)造項目自由松散的建筑空間特色,實現(xiàn)多層露臺、退臺及空中花園,同時為模塊化快速建造提供充分的可實施性。
建筑的立面造型也以箱體為基本單元進行組織:辦公內(nèi)庭院采用仿木鋁板與玻璃幕墻相結(jié)合的手法,細膩且富有情調(diào);沿街立面則采用鋁型材裝飾構(gòu)件與玻璃幕墻的組合,提供充足自然光線的同時營造辦公街區(qū)的商務(wù)感。通過多元化的表達,為園區(qū)創(chuàng)造豐富的立面表情,也讓開闊的景觀視野與都市感十足的室內(nèi)辦公空間融匯交織,提升辦公體驗。“品質(zhì)場所、快速建造、持續(xù)利用”成為了這個項目成功的關(guān)鍵要素。
When it comes to how to deliver a customized design for an industrial cluster on an exacting budget and a tight schedule, Qianhai Innovation Business Center provides the architecture industry with a forward-looking solution. The architects adopted modular containers as the major construction means, thus significantly reducing the construction time. With modular containers pre-fabricated accounting for up to 95% of all structures, the design flexibility is effectively improved while a stable and consistent construction quality is achieved. Ideally located with a superb scenic view, the Center, as a low-rise construction characterized by a low plot ratio, highly accurate modular container designs and flexible combinations, becomes a garden-like,environmentally-friendly office site that perfectly blends with nature.
The design divides the plot into five sections with streets and squares of different sizes to ensure an area ratio of 1:2:3:4 for four proposed tenants, as well as the need for parking. Each section features an expansive courtyard structure that is high in the exterior and low in the interior to highlight a central core in the middle, which is connected to external public services and internal public amenities. By adjoining the site with the exit of a neighboring subway station, a leisure landscape square is created. Modular containers of two lengths, namely 12.5 meters and 15 meters, are the major players in the overall layout of functions- three standard units are organically combined to cater to office needs for different space sizes, while four fixed building approaches are adopted to create a free and loose spatial structure featuring multi-layer terraces, receding platforms and a sky garden and make it fully feasible to fast build structural modules.
For the facade modules of the building, three standard modes are used, with modular containers as the basic unit. The steel-structured public function section of the internal square employs a glass curtain wall to ensure openness to the outside. The section of the fa?ade that faces the street is composed of perforated metallic plates to create a play of light and shadow while providing an effective sunshield. The internal office courtyard features an ingenious combination of metal and the glass curtain, which looks exquisite and appealing. Through diversified expressions, a fa?ade of interesting variations is created for the site, enabling a fusion of extensive scenic views with the urban indoor office spaces to enhance the office work experience.Fast construction of a quality site for sustainable use is the key to the success of the project.
