In 1998, China started to roll out the housing system and the financial system?in all respects. Against this background, personal housing loan business has become the profit pillar pursued by numerous commercial banks. With the ease of personal loan business of commercial banks and governments, there are many risks in the impact of personal loan business, including the emergence of many real estate bubble, fake income certificate, malicious speculation, and in term of commercial banks, risk assessment system failed to be established in a timely and effective manner and personal credit has not been strictly vetted during the business development process, which result in a lot of risks and losses of commercial banks in the credit process. In this context, China's commercial banks are in need of adjusting themselves, improving relevant systems, and carrying out strict credit examination and approval so as to cope with the risks of personal housing loans.
